Buyers Inspections

Buying a home is one of the biggest investments you will ever make. Before you buy, you should have a home inspection to avoid potentially costly repairs that would otherwise go undetected until they became even more costly. This is our typical home inspection that catches common defects so you understand the investment you’re making. 

Pre-Listing Inspections 

Some homeowners want to make repairs to their house before they put it on the market and will make repairs using their inspection report as a baseline reference. Please understand that most buyers will still want to perform their own inspection, even if the seller has already had one done. 

New Construction 

We will start with the pre-design phase to ensure that everything meets safety codes, including electrical wiring and plumbing systems. Then, in the design phase, make sure that the plans meet local zoning laws and are aesthetically pleasing. In the construction phase, ensure that the materials used adhere to OSHA standards. And, finally, they will review the post-construction work to ensure that nothing went wrong during the build. 

11th Month Warranty Inspection 

Most builders offer a one-year warranty on a new home. We perform a full home inspection before the builder’s warranty expires. Just because your home is new doesn’t necessarily mean it is defect-free. At your 11-month mark, take advantage of your last chance to take advantage of your warranty! 

Wind Mitigation Inspections 

A wind mitigation inspection is an evaluation of your roof structure and how it performs during high winds. This type of inspection is typically performed by insurance companies, building owners, and contractors. The purpose of a wind mitigation inspection is to protect the property against future damage caused by strong winds.

4-Point Inspection 

There are four essential elements to a home that are often covered in an insurance claim: your electrical, HVAC, water heater tank, and roof. Instead of a thorough review of the whole home, a 4-point inspection only covers the aforementioned elements. This means it's quicker and less costly than a regular inspection, while still focusing on what your insurer will require.

A pool inspection is one of the most important steps in owning a swimming pool. Sewer Scopes Inspections 

A sewer scope is an inspection of the lateral sewer lines from the house at or close to the foundation to the city sewer, HOA tap, and/or the septic tank. Sewer scoping can help homeowners and homebuyers identify potential problems with their sewer systems. A sewer scope operator uses a camera to view the insides of the sewer lines to determine if there are any cracks, bellying, damages, clogs, or debris. Water Quality Testing 

A water quality test is performed by an inspector who looks for contaminants in the water supply. While public water systems must test and treat their water before distributing it, these tests only cover water that hasn't left the treatment plant. Before your water enters your home’s supply line, it travels through miles of pipes. Some of these pipes might be in poor condition or they could contain lead. The inspector checks for pH levels, fluoride levels (which may be too high), mineral contaminants (including iron, arsenic, and lead), and heavy metals.

Radon is colorless and odorless, and it is extremely carcinogenic. According to the EPA, radon is one of the leading contributors to the development of lung cancer, behind only smoking. For this reason, regular radon testing is key, whether you’re a homeowner or you’re interested in purchasing a home. 

Mold Testing 

Mold is a type of fungus that flourishes in moist environments and reproduces by means of airborne spores. There are over 400,000 types of mold, and while there are only a few dozen that are toxic, exposure to many molds can lead to health problems.

If your home was built before the 1970s and you suspect that there may be parts that use asbestos-containing materials, you should have it tested right away.
